What our Tenancy,
Neighbourhood and Community Panel found
from their mock scrutiny
Looks
at allocations – this means
ensuring the way homes are let is fair and effective. It also looks at
housing need and aspirations and the appeals process. Rents and tenure
issues will also fall into this category. It focuses
on improving the neighbourhood around homes including communal areas and
the prevention of anti social behaviour. (This is achieved in partnership with other
agencies).
Berneslai Homes said:
- We met all the National Standards and 13 out of 14 of our Local
Offers on Neighbourhood & Communities
- 4 new offers on Neighbourhood & Communities have yet to be met.
- We met all the National Standards and 15 out of 16 Local offers on
Tenancy
- We did not meet the target of increasing the number of payments
by cheaper methods.
The Panel said:
- Liked the new offer around community
planning
- Plans include
- Looking at Steering Groups and Estate walkabouts
- Carrying out void property checks
- Monitoring new tenants visits
- Monitoring tenant’s 3 yearly visits
Lookng at
various documents
- More customers need to pay by the cheaper methods
- Were impressed by the low level of rent arrears in comparison
with other ALMOs
- Had mixed views on Steering Groups
- Have a better understanding of the lettings policy but still have concerns around the allocations criteria
- Requested to Shadow a Lettings Officer
